Parkside living at the Makati CBD

Alveo Land last week launched its latest residential development in the heart of the Makati Central Business District (CBD). 

Parkford Suites Legazpi rises 35 storeys high at the corner of Gamboa and Salcedo streets in Legazpi Village, Makati City. 

The property is across Legazpi Active Park and Washington Sycip Park, two of Makati’s most popular community convergence spots. Parkford Suites Legazpi will approximately be just 500 meters from the Asian Institute of Management, 600 meters away from the shopping convenience of Greenbelt, and one kilometer’s walk to the Ayala Museum.

“Parkford Suites Legazpi is designed to fulfill the market’s need for an exclusive MCBD residence,” Rufino S. Gutierrez, Alveo’s chief operating officer, told the Manila Standard. “It offers prime parkside living within a major business district.” 

Pricey, but worth it

To match this prime location, Alveo designed the residential tower with premium finishes and specifications. From the lobby and amenity floor to unit deliverables, Parkford Suites Legazpi will be using upscale materials and finishes that extend the park experience into the tower. 

With a total of 163 residential units, this high-rise condominium development will have seven units per typical floor.

Parkford Suites Legazpi will only offer 2-bedroom (approx. 125 sq.m to 142 sq.m) and 3-bedroom (approx. 180 sqm to 181 sqm) units. 

Designed to maximize the park experience, all the 3-bedroom units have park-facing balconies from the living room. On the topmost floor, there will be three park-facing penthouse units.

All unit types will also have ensuite bathrooms for all bedrooms, walk-in closet for the master’s bedroom, double-sink master’s bathroom, and a powder room for guests.  Residents get to enjoy expansive views of the parks and the city in their units with the building’s floor-to-ceiling glass windows.

Units of the tower will have an average selling price of P55 million, or P370,000 per square meter.

Keen interest from makati dwellers, corporate customers

Gutierrez revealed that buyers for the project so far are either corporate or individual customers, a majority of which already live in Makati and are “probably either (looking for) a second home or something that they want to lease out or let their kids use.”

“Corporate (customers) are those who invest and either lease or let their top executives use it. The individuals, they are basically entrepreneurs or top executives,” he added.

Project turnover is scheduled in late 2026.
